Colac Development Plans Project

The Colac Development Plans Project commenced in August 2013 following the engagement of Mesh Planning consultants who were asked to produce development plans for three priority residential precincts in Colac affected by an existing Development Plan Overlay 2 (DPO2).  Following extensive consultation with landholders over the 12 month project and changes to exhibited plans, Council resolved at the October 2014 meeting to abandon area 3 and approve development plans for area 4 and 5

Amendment GC13 - Bushfire Management Overlay

Updates to the Bushfire Management Overlay

The Victorian Government has reviewed mapping for the Bushfire Management Overlay (BMO), and the Colac Otway Planning Scheme maps have now been updated to include changes to the overlay.

The mapping was reviewed as part of the Victorian Government’s commitment to implement all of the recommendations of the 2009 Victorian Bushfires Royal Commission.  Changes have been developed in partnership with the Council, the CFA and CSIRO.

What is the BMO?

The Bushfire Management Overlay (BMO) applies to land that may be significantly affected by a bushfire.

The BMO triggers the need for a planning permit for certain uses, developments and subdivision, and requires appropriate bushfire protection measures.

Is my property affected by a BMO?

Many townships and rural areas in Colac Otway Shire are a part of BMO mapping.

You can check if your property is affected by the BMO using the Government's Planning Maps Online tool.
